THE PROJECT: In November 2012, Catalyst acquired Axis West Campus (formerly named Circle West Campus) - the premier student housing property serving University of Texas, Austin. The property consists of 476 Beds, in 167 units, averaging 1,127 SF. Just blocks from UT, Axis West Campus provides a dynamic student lifestyle unmatched by any other asset in the market, with state of the art amenities and floor plans, including beach-entry pool, outdoor sound system, grilling areas, café and study lounge, and an outstanding fitness center. The property also features many energy saving and green building materials. Unit features include 9’ ceilings, quartz counters, wood floors and stainless appliances.
THE CATALYST: Upon acquisition, Catalyst renamed the community Axis West Campus to appropriately reflect the contemporary and hip student resident profile. With community renaming, a new logo was developed to re-position brand - logo change necessitated updates to website, all marketing materials, internal and external community signage and promotional items. In effort to utilize creative marketing techniques to attract new residents, Catalyst instituted a new property management team with strong skills in planning student events - with organization of frequent pool parties - and heavily leveraged the power of social media amongst college and young professional target to paint a picture that Axis West Campus is more than an apartment community; it's a social lifestyle.
THE RESULT: Axis West Campus was notably 100% pre-leased for the four-straight-years managed by Catalyst Development Partners. With the right management mix in place at this community, Catalyst Development Partners sold Axis West Campus February 2016.
