SHINING A NEW LIGHT ON LUXURY APARTMENT LIVING IN JACKSONVILLE, FL.

THE PROJECT: Catalyst Development Partners broke ground in January 2019 to build a new 332-unit, 7 building, 4-story Class AA apartment community within the Jacksonville master planned community of eTown as the exclusive multi-family offering. First units were delivered in March 2020, and all phases of construction were complete by August 2020. The Menlo is located just off I-295 / Exit 9B at 11390 Square Street; Jacksonville, Florida 32256.

THE CATALYST: Within eTown, the PARC Group is developing several planned neighborhoods with approximately 1,400 single family homes from the Mid $200s beyond the High $300s. Community names for those subdivisions within eTown pay homage to innovators to include: Del Webb, Kettering, Marconi, Edison and Nobel. Catalyst Development Partners was the exclusive multifamily developer at eTown to deliver a luxury apartment community with 332 units across 13.5 acres. Plus eTown will contain over 125,000 square feet of retail as part of phase one development, including various planned restaurants and shops with a grocery anchor. Consistent with the spirit of innovation branded at eTown, it was a priority the name of our multi-family development complement the single family home communities named after Edison, Marconi, Del Webb, Kettering and Nobel. The influence for the name stems from the origins of Menlo Park, the site of Thomas Edison’s first laboratory which is revered as one of the greatest historic thought-incubators amongst inventors. With that rationale, THE MENLO positioned our luxury multi-family project with contemporary association to the neighborhoods in development within the eTown master community. 

The Menlo offers one, two, and three-bedroom apartments ranging from 678 to 1,360 square feet. Apartment finishes include: gourmet kitchens with table-sized islands, quartz counters, subway tile backsplashes, wood-inspired plank flooring, stainless steel appliance package, contemporary lighting, walk-in showers, spacious closets, full-size washers and dryers, plus balconies and outdoor patios to maximize views from most units.

The Menlo community offers residents well-appointed and ultra-high end amenities, including a 24-hour Fitness Club with interactive cardio equipment and top of the line cross training equipment; indoor Yoga/Spin room with Fitness On Demand classes; comfortable co-working spaces for collaborative meetings; media, entertainment, gaming opportunities; and onsite coffee café. Outdoor resident amenities feature a resort style pool; Summer kitchens with gas grill stations, pub-style dining areas; fire pit with cozy seating; outdoor retreats and entertainment areas, plus a sports court, dog park and pet grooming spa.

RESULTS: Leasing began November 2019, with over 20% pre-leased units prior to receiving certificate of occupancy. In March 2020, the Clubhouse and Leasing Center opened, with immediate first resident move-ins. In December 2020, Catalyst Development Partners sold The Menlo for $73.5M to Oxford Properties through PAC Menlo LLC. At time of sale, The Menlo was 95% leased.
