PHASE III AT WINDERMERE CAY: INTRODUCING THE TREY

THE PROJECT: In February 2026, Catalyst Development Partners broke ground on a 33-acre parcel to develop a new 216-unit, Class A, 4-story garden style apartment development in Winter Garden, FL, which is just steps from Walt Disney World employee parking and the Magic Kingdom at large. This ground-up project is considered Phase III of Windermere Cay Apartments and is being developed as a stand-alone multi-family community named The Trey.

THE CATALYST: Windermere Cay is a well-established multifamily master community in Orlando FL near Disney World, which involved Phase I completion in 2013 (272 units) and included an adjacent Phase II (108 units) completed by 2015, totaling 380 units. While remaining consistently full at Windermere Cay, high demand from the community prompted careful planning to deliver Phase III. Upon partnering on several other multi-family projects throughout FL, a joint venture was forged with Catalyst Development Partners and Timberlock Partners II/Six Pines to develop 216 market rate luxury apartments.

With regard to proximity and connectivity, The Trey at Windermere Cay is perfectly positioned to meet the burgeoning needs of the rental population in the market. As Walt Disney World next door, and as Orlando’s largest employer with over 77,000 employees, Windermere Cay and The Trey will continue to flourish as the go-to rental destination for Disney Cast Members. Our site is also near other large economic drivers, such as: Universal Orlando, Orlando International Airport, SeaWorld and Orlando Convention Center.

The new Class A 216-unit multifamily development will feature one-, two-, and three-bedroom apartments ranging from 740 to 1,438 square feet. Interiors will include quartz counters with table-sized island, stainless steel appliance package, designer baths in all units with walk-in showers in 2BR and 3BR units, walk-in closets, full size washer and dryer in all units, and patios/balconies in select units. This smoke-free, pet-friendly community includes controlled access, keyless entry, EV charging stations, valet trash and a package concierge.

Community amenities will feature a two-level clubhouse which incldues a 24-hour fitness club with commercial grade cardio and strength equipment, social gathering spaces, billiards room, co-work station and an onsite coffee cafe. Outdoor amenities include a saltwater resort-style pool with semi-private cabanas, pavilion, grill stations, pub-style dining, gated dog park, and two amenity courtyards.

PROJECTED RESULTS: The Trey at Windermere Cay is located at 8245 Jayme Drive in Winter Garden, which is just off Reams Road and steps away from Magic Kingdom employee parking. Site work is underway and the project will go vertical in Fall 2026. Pre-leasing will commence in Spring 2027 with projected first move-ins in Summer/Fall 2027.
