CATALYST RAISES THE BAR ONCE AGAIN IN EAST ORLANDO. 

THE PROJECT: In May 2017, Catalyst Development Partners closed on 10.5 acres just east of Challenger Parkway at the northeast intersection of E. Colonial Drive and Bonneville Drive. As no stranger to the East Orlando multi-family development market, Catalyst developed EOS in 2014 to up-the-game for luxury apartment living. Building upon the success of EOS, Catalyst broke ground on this project in Fall 2017 to attract residents who share the desire of being near University of Central Florida, Central Florida Research Park, Waterford Lakes Town Center and Quadrangle Office Park. Slated as a $42 million development, this 296 unit, 4-story multifamily project will be located at 13645 E. Colonial Drive.

THE CATALYST: East Orlando is a thriving sub-market with room for growth. Similar in architecture to EOS, this Coda community offers studio, one and two-bedroom apartment homes ranging from 488 to 1,199 square feet of living space. Interior finishes include granite counters, subway tile backsplashes, two-tone cabinetry and wood-inspired plank flooring. Floor plans incorporate gourmet kitchens with table-sized islands, stainless steel appliances, walk-in showers, nine-foot ceilings, extra large closets, and full-size, front loading washers and dryers in most units. 

Coda features a multitude of personal retreats and co-working opportunities with four distinct courtyards - containing tranquil fountains, hammocks, and meditation gardens - connected by outdoor media dens, or “caves,” that encircle a grand pool in the center of the property with semi private cabanas, an outdoor fire-pit with cozy seating and Summer kitchens with gas grill stations, a pizza oven and cafe style dining areas with a view of onsite water features. 

Community amenities include 24-hour Fitness Club with interactive commercial equipment, Yoga/Spin room and virtual fitness training (Fitness-On-Demand). The Resident Clubhouse features a multi-faceted entertainment package with gaming, billiards, and media lounge with WiFi throughout, while also featuring a central kitchen, gourmet coffee and refreshments, co-working huddle booths, and business center amenities.As a pet-friendly community, this project will feature a dog grooming spa and spacious fenced in bark park.

RESULTS: Catalyst delivered first units in April 2019. In October 2020, at over 95% leased, Catalyst sold The Blake for $66M.
