THE PROJECT: In September 2025, Catalyst Development Partners closed on a brand new 332-unit, Class A, 4-story garden style apartment development in Altamonte Springs, a northern sub-market in Orlando, FL. Site work is scheduled to begin Fall 2025, with first resident units and amenities expected to be delivered in early 2027.
THE CATALYST: With solid demand from a rental population just north of Orlando, FL, Catalyst designed this project in a highly desirable submarket with exceptionally high barriers to entry to deliver a brand new multifamily community in Altamonte Springs. Positioned in an ideal location, this community is walkable to a Sun Rail Station (0.2 miles), Cranerides Autonomous Shuttle (0.1 miles) Altamonte Springs Mall (1 mile) , Advent Health Altamonte Springs (1 mile), and Publix (1 mile), Whole Foods (1.4 miles). The site is strategically located along Altamonte Springs' Cranerides system route, a free, on-demand, driverless shuttle service connecting residents to key amenities within the City. Future residents will be able to access SunRail, the Altamonte Mall, the Renaissance Centre, & more from their doorstep. Additionally, this project is districted in a top-rated school system and is notably ranked #12 Best Suburbs for Young Professionals in Florida and #19 in Best Place in the US to Start a Business. The official name of this project, with corresponding branding, will be revealed in early 2026.
The new Class A 332-unit multifamily development will feature studio, one-, two-, and three-bedroom apartments ranging from 616 to 1,383 square feet. Interior finishes will include gourmet kitchens with granite counters, oversized islands, stainless steel appliances, wood-inspired flooring, walk-in showers, and spacious closets. Each home will also feature a full-size washer and dryer, along with private patios or balconies. The community will be smoke-free and pet-friendly, and residents will enjoy SmartHome keyless entry, controlled access, valet trash service, a package concierge, and EV charging stations.
Community amenities will be centered around a stand-alone clubhouse and will include a 24-hour fitness club with interactive cardio and commercial-grade strength equipment, Co-working spaces, media lounges, entertainment and gaming rooms, and an onsite coffee café. Outdoor amenities will feature a resort-style saltwater pool, Summer Kitchen with gas grills and pub-style dining, Semi-private cabanas with garden daybeds, outdoor entertainment retreats, and a full-service dog spa and enclosed dog park.
PROJECTED RESULTS: The new multifamily project in Altamonte Springs is located just off Ronald Reagan Blvd with resident entrances on Galloway Drive and Newburyport Avenue. Site work will commence in Fall 2025 with projected first resident move-ins in early 2027.
